It is a common misconception that all homes must be inspected prior to the sale of a home. There is no law requiring that a home be inspected before it is sold. In most cases, an inspection is required by the lending institution of the buyer. Real Estate Inspections are available from the Fairfield Department of Health for a fee.

A REAL ESTATE INSPECTION PERFORMED BY THE FAIRFIELD COUNTY HEALTH DEPARTMENT MAY INCLUDE:

Inspection of the household sewage treatment system. The system will be inspected for indication that the system is working properly, in compliance with current regulations, and is not causing a public health nuisance.

Inspection of the private water system (well). The well will be inspected for compliance with current regulations. A water sample will be collected for bacterial analysis (Total Coliform and E. Coli bacteria).
